Schwangau Homes - Terms

1. Scope
These terms and conditions apply to all bookings of accommodation made directly through Schwangau Homes or via booking platforms (e.g. Airbnb, Booking.com) – including bookings by email, phone, website, and online payment. Regardless of the booking channel, these terms and conditions are deemed accepted upon booking.
2. Formation of Contract
A binding accommodation contract is concluded as soon as the guest completes a booking and Schwangau Homes confirms it. Confirmation is generally sent by email. For bookings made via third-party platforms, the booking confirmation issued by the respective platform constitutes the contract, supplemented by these terms and conditions.
3. Online Bookings via Website
Bookings made via our website become binding upon clicking “Book Now”. Corrections may be requested within 12 hours of booking. There is no entitlement to changes; however, we will endeavour to find a solution.
4. Prices, Services and Tourist Tax
4.1 The prices confirmed at the time of booking are binding.
4.2 The accommodation price includes the final cleaning and statutory VAT.
4.3 A linen package is provided for each guest, including fresh bed linen and towels. This service is charged per person and is shown as a separate line item during the booking process.
4.4 Each property is designed for a specific number of guests, as stated on our website. If the property is used by more guests than intended – indicated by use of the sofa bed – a one-time additional person surcharge applies for the entire stay. This surcharge is shown as a separate line item during the booking process.
4.5 The tourist tax (Kurtaxe) is invoiced separately and is payable in addition by the guest.
5. Payment, Deadlines and Default
5.1 We kindly ask that all outstanding costs are settled in full prior to arrival, so that check-in can proceed without any issues.
5.2 A deposit is required to confirm the booking. This is due within 7 days of receiving the booking confirmation. The remaining balance is due no later than 14 days before arrival.
5.3 We accept cashless payments only, via bank transfer, credit card or PayPal. Cash payment is not standard practice and is only permitted in exceptional, pre-agreed circumstances with Schwangau Homes. Payment details will be provided with the booking confirmation.
5.4 In the event of late payment, we reserve the right to cancel the booking after a grace period of 5 days. Clause 7 remains unaffected.
6. Cancellation by the Guest and Cancellation Fees
6.1 Cancellations must be made in text form (e.g. by email).
6.2 Cancellation policy (based on the accommodation price, excluding tourist tax):
More than 30 days before arrival: free cancellation
Up to 14 days before arrival: 25% cancellation fee
Less than 14 days before arrival: 50% cancellation fee
Less than 5 days before arrival, no-show or early departure: no refund
6.3 For bookings made via third-party platforms (e.g. Airbnb, Booking.com), the cancellation policy of the respective platform applies. The applicable conditions are stated in the booking confirmation.
6.4 We recommend taking out travel cancellation insurance.
7. Cancellation by Schwangau Homes
7.1 In the event of overdue payment exceeding 10 days, we reserve the right to cancel the booking.
7.2 In emergencies or cases of force majeure (e.g. fire, flooding, natural disasters), we may cancel bookings if fulfilment of the contract is impossible or unreasonable.
8. Arrival and Check-in
8.1 Check-in is available from 3:30 PM.
8.2 Guests will receive arrival information including access details by email in advance. From the stated time, check-in is possible flexibly.
8.3 We kindly ask that all outstanding costs are settled in full prior to arrival, so that check-in can proceed without any issues.
9. Departure and Check-out
9.1 Departure must take place by 9:30 AM at the latest.
9.2 The key is to be left in the letterbox. The letterbox will remain accessible for key return.
10. Arrival and Departure Day
Both the arrival and departure day count as part of the stay.
11. Reporting of Defects and Remediation
11.1 The guest is obliged to report any defects or disruptions to Schwangau Homes immediately upon discovery, so that remediation can be arranged.
11.2 If no timely report is made, the guest's claims may lapse to the extent that remediation was prevented or impaired as a result.
12. Guest Liability, Damages and Additional Costs
12.1 The guest is liable for any damage caused by themselves, fellow travellers or visitors during the stay.
12.2 Costs for repair, replacement, special cleaning or procurement are due immediately.
12.3 Additional reasonable costs for any special effort required may be charged, in particular for organisation, travel, coordination of tradespeople or unscheduled deployments.
13. Loss of Key
13.1 In the event of a lost key, the guest bears all costs for replacement and procurement.
13.2 If replacement of lock cylinders or a locking system is required for security reasons, the guest also bears these costs.
13.3 Additional reasonable administrative and organisational costs may be charged in accordance with Clause 12.3.
14. Use of Communal Areas
Use of the garden, outdoor areas and car park is at the guest's own risk.
15. Liability of Schwangau Homes
Schwangau Homes is not liable for loss or damage to the guest's personal belongings, including vehicles, unless mandatory statutory liability applies.
16. Prohibited Activities and Safety Rules
Open fires on the property are prohibited, except for use of the outdoor grill in accordance with the instructions and safety rules.
Electric blankets are not permitted.
Ironing is only permitted in the laundry room.
Smoking inside the property is strictly prohibited.
17. Dogs
17.1 Dogs are welcome. A dog cleaning fee will be charged in accordance with the current price list.
17.2 We kindly ask guests to provide proof of dog liability insurance.
17.3 The house rules for dogs must be observed at all times.
18. Compliance with House Rules
The house rules must be observed at all times. In the event of serious violations, the stay may be terminated without notice. No refund will be issued in such cases.
